Lanting and Pratima have been the pillars of our home-buying process. As first time homebuyers, the thought of the biggest investment of our lives was daunting. We wanted to gain the knowledge and steps of the process. After attending Boston One Homebuyers’ seminars, we quickly realized that Boston One agents had a great deal of expertise to offer, to novices like us. We met Lanting and Pratima at one of these seminars. Their interest in our home buying process created a relationship that eventually resulted in a successful closing.
Through our interactions, we found them to be honest, trustworthy, and agents who truly cared about their clients’ interests. By no means did they try to push us into buying a home for their own benefit.
When we found a home that matched all of our requirements from their listing, they energetically scheduled a visit. As we walked through the home, both Lanting and Pratima gave us key pointers and tips on what to look-for and what to keep in mind in preparation for the offer.
Right after our initial visit, Lanting and Pratima provided us with valuable information regarding components of the title that had to be addressed by the seller. We were pleasantly surprised at their efficiency and thoroughness. With their inputs, we were able to successfully negotiate through the offer process, the Purchase and Sale Agreement execution, the final walk-through, and closing. They worked with us through a number of hurdles, spending late nights on conference calls, emails exchanges, and in-person meetings. Their dedication to clients like us added value unparalleled to other agents. Even though we did our research and review as first time homebuyers, it was vital to have subject-matter experts such as Lanting and Pratima by our side. If it weren’t for their diligence, we would have definitely overlooked some critical compliance issues with the house.

Lanting was recommended to us by one of our friends, and she became our friend as well.
Lanting not just helped us with purchasing our first home, but she educated us from the
beginning, defining what we need, through after we moved in. Purchasing a "short sale" home
was a big challenge to us, but fortunately, we had her with us all the time patiently.
Explaining things we need to know on inspection, recommending values on various things,
keeping us updated during the waiting time, guiding us on preparing documentation and
walking us through the closing process were really life-saving to us. And she even help us on
different things after we moved in. We wouldn't hesitate to recommend her to our friends as we

Lanting helped us with our first home purchase. She accompanied us to move through the never-racking process step by step very patiently. She was always there watching things for us. Our closing attorney was not quite responsive and sometime moved thing a little slowly. Lanting made every effort to communicate with them to keep things on track. Lanting was with us during the home inspections. She spent time talking to the inspector and us to understand the issues with the houses and our concerns (for the neighborhood we like, most houses were built in 1950’ or earlier). Then she pushed back very hard to the sellers for repairs.
Lanting was always there to communicate and answer our questions, even 9 pm at night. When it came to make offers, she gave us very good advice, very useful market analysis, but she never pushed us for higher price. She was just there to provide information and advices. When negotiating the price with the sellers, she was very firm in supporting us.
Lanting is very professional with high level attention to details. She never forgot to remind us the deadlines, and told us what need to be prepared/done for the next step. Even after closing, she still checked with us about our progress with the utility setup and other miscellaneous things to ensure we have a smooth transition to our new home.
Lanting is a very professional and diligent person and we had a very pleasant experience with her. We would definitely recommend her to our friends, relatives, and colleagues. By the way, cashback program from Realty Direct provided us with extra cash for furniture and home improvement, which is a big plus.

Lanting helped us with our first home purchase. Before her, we worked with another realtor and therefore had some experience and certain expectations. She was recommended to us by a friend couple.
